SEABROOK — Planning Board members are voicing questions about the operation of the Poker Room on Route 1 in Hampton Falls and have received notices of two meetings being held in that town about that subject.

SEABROOK — Planning Board members are voicing questions about the operation of the Poker Room on Route 1 in Hampton Falls and have received notices of two meetings being held in that town about that subject.
Seabrook Planning Board Chairman Paul Hawkins said the Hampton Falls Planning Board will meet May 24, and the town's Zoning Board of Adjustment will meet May 26 with the Poker Room on both boards' agendas.
Hawkins asked Code Enforcement Officer Paul Garand whether Seabrook officials should be involved in those meetings. Garand said the only issue he could report is that some Poker Room patrons sometime park over the town line in Seabrook. Garand said he believed all other issues concerning the facility are within Hampton Falls' jurisdiction.
Planning Board member Sue Foote asked whether the state holds Hampton Falls to the same standards it does Seabrook. 'I don't think it's fair to Seabrook and businesses and residents to deal with traffic (from a business) literally abutting Seabrook,' Foote said.
Board members questioned whether Hampton Falls has exaction fees, as does Seabrook, or other means of contributions to off-site improvements. Exaction fees are negotiated between planning boards and developers and are determined by the affect the project will have on highway, drainage, water or sewer infrastructure.
Other points raised were the exception granted to Hampton Falls regarding the 10-foot setback ordinance for parking lots, which in Seabrook is a 25-foot minimum, and whether any portion of the Poker Room parking lot might actually be in Seabrook.
Hawkins requested Town Planner Tom Morgan contact Hampton Falls regarding the Poker Room to determine whether Seabrook would have any jurisdiction over any aspect of the business.
The Poker Room, (aka Seacoast Poker LLC), was formerly located at Seabrook Greyhound Park. After the park terminated its lease in 2010, the facility's managers pursued other locations in Seabrook, including the former Ace Hardware store on Lafayette Road. The business subsequently found a home in Seabrook Condominiums South located at 920 Lafayette Road.
Parking for the charitable gaming entity was a going concern among Seabrook Planning Board members. Ultimately, Seacoast Poker left town to relocate in Hampton Falls.
